Mumbai-based real estate major Sunteck Realty Ltd has announced its international debut, marking a significant expansion into the UAE market through its subsidiary Sunteck International. The company has acquired a 2.5-acre land parcel in Downtown Dubai, one of the last prime plots in the Burj Khalifa vicinity, where it plans to develop two ultra-luxury residential towers.
With an ambitious target to launch projects with a Gross Development Value (GDV) of over AED 15 billion over the next three years, the Downtown Dubai flagship alone accounts for AED 5 billion. This move underscores the company’s strategy to attract high-net-worth individuals seeking premium lifestyle investments in globally connected cities.
Sunteck International’s Downtown Dubai towers are strategically located adjacent to Burj Khalifa and The Dubai Mall, placing them in the heart of the city’s most iconic and sought-after neighborhood. The project, still in the approval process, promises a blend of architectural ambition and world-class luxury, aiming to redefine urban living standards in the region.
Unlike typical launches that focus on elaborate renderings and masterplans, Sunteck has revealed the plot-first, letting the location itself emphasize its exclusivity and long-term investment value. The project will see collaborations with HBA London for interiors and JTP for architectural strategy, alongside branded residences linked with leading global hospitality brands, details of which will follow in coming weeks.
Dubai’s continued rise as a luxury real estate hub is reflected in its ranking as the top destination for millionaire migration, with over 9,800 millionaires relocating to the UAE in 2025. For Sunteck, this international expansion complements its 50 million sq. ft. portfolio across 32 projects in Mumbai, including a mix of residential, commercial, and retail developments totaling over $5 billion in GDV.
This strategic move positions Sunteck Realty among the few Indian developers to enter Dubai’s ultra-luxury segment, signaling confidence in the city’s growth, infrastructure, and appeal to global HNIs. The Downtown Dubai project is set to become a landmark address, reflecting the evolving landscape of luxury living in one of the world’s most future-ready cities.
