Mumbai’s eastern suburb of Bhandup is set for a significant real estate boost as Marathon Nextgen Realty Ltd (MNRL) launches three new residential towers valued at ₹370 crore. Spread across multiple projects, the development marks another milestone in the company’s ongoing expansion in the city.
The centerpiece of the launch is a new residential project within the 6.5-acre Neo Park layout. Spanning 5,100 sq. m of land, it offers around 1.2 lakh sq. ft. of saleable carpet area with a Gross Development Value (GDV) estimated at ₹200 crore.
In addition, MNRL is rolling out the second tower of Neovalley Narmada and the third tower of Neo Park Ashoka. Together, these towers add roughly 1 lakh sq. ft. of residential space, contributing an additional GDV of ₹170 crore. Combined, these projects introduce 2.2 lakh sq. ft. of premium Neohomes in Bhandup.
The area has emerged as a hotspot for homebuyers, thanks to improved connectivity and infrastructure upgrades such as the Goregaon–Mulund Link Road and the upcoming Shangrila Metro Station. Marathon’s earlier Neohomes in Bhandup, including Neosquare, have already been delivered, with new phases nearing completion.
Over the years, Bhandup’s transformation has made it one of Mumbai’s most promising residential hubs, blending lifestyle amenities with strong transport links. Marathon Nextgen’s continued investments are expected to further fuel the suburb’s housing market and attract a mix of end-users and investors.
With a track record of over 100 completed projects across Mumbai Metropolitan Region and an existing portfolio covering 6.2 million sq. ft., Marathon Nextgen Realty continues to strengthen its presence in key growth corridors of the city.
