Bengaluru, often burdened by heavy traffic, is on the brink of significant change with the introduction of the Bengaluru Business Corridor. This ambitious 117-kilometre peripheral ring road project aims to alleviate congestion and stimulate commercial expansion. Approved by the Karnataka cabinet and overseen by the Bengaluru Development Authority (BDA), the corridor is projected to cost around Rs 10,000 crore and is expected to be finished within the next two years. By rerouting vehicles between highways and industrial areas away from the city center, this initiative seeks to reduce traffic flow by as much as 40 per cent, marking a pivotal moment in Bengaluru's urban development.
Karnataka's Deputy Chief Minister DK Shivakumar characterized the Business Corridor as a transformative strategy to relieve traffic pressure while ensuring fair compensation for approximately 1,900 affected families. “Bengaluru is suffocating under traffic. We aim to decrease it significantly. Compensation will be above expectations, and this corridor is a major commitment from the Karnataka government,” he stated. The government plans to acquire land without retraction of parcels, and should any disputes arise, compensation will be deposited in court to maintain progress on the corridor.
The project also seeks to harmonize urban development with the interests of landowners. To mitigate concerns about land acquisition, a multi-option compensation plan has been developed for farmers and landowners impacted by the corridor. This includes cash options up to three times the guidance value in rural locations, Transfer of Development Rights (TDR) at double the guidance value, increased Floor Area Ratio (FAR/FSI) for retained land, allocation of developed plots for residential owners affected by land reduction, and designated areas for commercial landowners along the 35-meter corridor. This framework aims to ensure that the Business Corridor is advantageous for both the city and those it affects.
In addition to alleviating traffic congestion, the Bengaluru Business Corridor is set to spur commercial and industrial growth along its length. By unlocking substantial areas for potential investment, the corridor positions Bengaluru as an emerging economic center, drawing in businesses and enhancing city mobility. City planners believe that the corridor will ease pressure on current road systems and foster structured urban growth, making it a landmark project in Bengaluru’s evolution.
Expected to become an essential infrastructural framework for Bengaluru, the corridor aims to seamlessly integrate traffic control with economic advancement. As the project progresses toward completion, residents and local businesses are likely to experience a wave of enhanced urban mobility and opportunities, featuring streamlined travel, quicker commute times, and strategic growth along the 117-kilometre route. By merging transportation planning with economic insights, the Bengaluru Business Corridor embodies a proactive strategy for tackling the city’s traffic issues and setting the stage for future advancement.
