The Thai government is accelerating its “National Housing for Thais” initiative as part of a broader effort to improve living conditions, support affordable housing, and promote sustainable urban development across the country. Officials say the project is designed to help people from all income groups gain access to safe, modern, and affordable homes while also improving long-term quality of life.
Lieutenant Colonel Dr. Patthadarasmi Thongslueykorn, Deputy Spokesperson for the Prime Minister’s Office, stated that the Ministry of Social Development and Human Security is leading the policy together with the National Housing Authority. The project focuses on developing inclusive communities under the concept of “Housing for All,” while ensuring that housing remains affordable and environmentally sustainable.
According to government plans, more than 20,000 housing units are expected to be developed by 2026 through multiple purchase and rental programs. Authorities are offering different housing options including direct purchases, rental agreements, and long-term rental contracts. The government also plans to reduce financial pressure on citizens by providing rental discounts and special campaigns on ready-to-move-in homes in more than 60 housing projects nationwide. Some projects are expected to offer discounts of up to 20 percent along with repayment periods extending up to 40 years.
Thailand is also preparing for its rapidly aging population by expanding elderly-friendly housing projects in Bang Lamung and Rom Klao. Nearly 3,000 units are currently under development specifically for senior citizens. These projects are being designed according to Universal Design principles to ensure safer and more convenient living conditions for elderly residents. Officials say the housing layouts, public spaces, and facilities are being planned to support independent and comfortable living for older people.
At the same time, the government is continuing major urban redevelopment projects in Bangkok and surrounding communities. Authorities are working to upgrade the Din Daeng community while expanding similar housing and urban improvement projects into areas including Huai Khwang, Ramintra, Thung Song Hong, and Bon Kai. Officials believe these projects will improve living standards, increase housing accessibility, and strengthen urban infrastructure for future growth.
The National Housing Authority is also focusing heavily on environmental sustainability and clean energy integration. Solar rooftop systems are being installed in public housing and affordable housing projects to reduce long-term electricity costs and support renewable energy use. In addition, the government is preparing “PM 2.5-free rooms” for vulnerable groups to help protect residents during periods of severe air pollution.
Thai officials say the nationwide housing strategy is intended not only to provide shelter but also to create healthier, safer, and more sustainable communities. The government believes the combination of affordable housing, clean energy, elderly-friendly design, and urban modernization will strengthen economic stability and improve the overall quality of life for citizens across Thailand.
